Of the 283,611 records, 127,924 include a phone or email — 125,065 with a phone and 64,233 with an email. Contact coverage varies by state, because it depends entirely on what each government register chooses to publish; every state page tells you which kind of file you are getting before you buy.

What PermitPulse is

A single, current dataset of licensed short-term-rental operators — the people who filed for a permit to run an Airbnb, Vrbo or other short-term rental.

Every record is built from public government records: official short-term-rental permit and licensing registers, not scraped from listing sites. That means you get the operator's real name and property address, the permit itself, and a phone or email where the public record includes one. It is the difference between a page you can look at and a person you can reach.

It is not an occupancy or revenue estimator. If you are researching a market to buy property, that is what AirDNA is for. PermitPulse is for the companies that sell to the operators — the ones who need to reach thousands of active, licensed hosts directly. A worked example: Kissimmee

A turnover-cleaning company in Kissimmee wants every licensed vacation-rental house in town that lists a phone. This is the export, with the counts PermitPulse held on 2026-10-23:

1. Pick the Florida file. It holds 53,152 records. The $99 monthly plan exports up to 10,000 a month; the $149 one-time download takes them all.
2. Filter the city to Kissimmee. 2,788 records, nearly all from Florida's DBPR vacation-rental license file.
3. Keep the records with a phone. 2,106 remain (76%).
4. Keep dwelling licenses (DWEL), the houses. 1,728 houses with a phone, out of 2,297 house licenses.
5. Start with ZIP 34747. It holds 1,739 of the Kissimmee records, 1,275 of them with a phone.

Each CSV row carries the license number, licensee name, property and mailing address, permit type and phone. 413 of the Kissimmee records sit under names that hold two or more Florida properties (the largest holds 86), so sort by name before calling: one conversation can cover several houses. The registers behind it

PermitPulse reads government registers directly: state license files such as Florida's DBPR list and Wisconsin's DATCP tourist rooming house licenses, county permit registries, and city permit lists. Each register has its own public page showing how many records it holds, how many arrived in the last 30 days and how often it is pulled.

Nothing comes from listing sites. Imported layers that turned out not to be permits, such as zoning maps, residential parcel lists and a listings heatmap, are left out of every count and every export.
