Vintory Alternative for Short-Term Rental Owner Leads

Vintory sells STR-verified owner data and campaigns to vacation rental managers. How it compares with buying the public permit register, with published prices.

On this page

Vintory is one of the few products built specifically to help vacation rental managers find and win short-term rental owners. Unlike general property-data tools, it says it flags which homes are short-term rentals, and it sells owner contacts and outreach campaigns on top. This page explains what Vintory offers, what it costs as published, how its data compares with a raw public permit register, and when each one makes sense.

The Vintory facts below come from its own pages, read on October 23, 2026. Pricing and features change, so check its site before you buy.

What Vintory is and who it is built for

The Vintory home page calls it "the CRM and growth platform for vacation rental managers." It combines an owner database, outreach campaigns (postcards, cold email and landing pages) and a built-in CRM. It says it has helped more than 1,000 property management companies grow their portfolios, and reports more than 1.6 million postcards mailed and 9.1 million emails sent in the last year.

Its data product is called PIPER. The PIPER page says it covers any market in the United States and lets you filter by more than 25 signals, including property type, estimated value, presence on booking sites, permit status, host type and review count. Vintory says it confirms a home as an active rental through online research, public record analysis and a linking algorithm that cross-references listing platforms, review sites and booking channels, and checks against county permits, business licenses and municipal STR registrations. Owners are identified from public records. Each record includes the owner's name and mailing address, with email and phone available as a lookup.

Vintory also offers a free browser extension, Blue Box, which it says shows the address behind an Airbnb, Vrbo or Zillow listing, the homeowner's name from public records, a mailing address and, for some records, phone numbers and emails.

For a vacation rental manager who wants data, campaigns and a CRM from one vendor focused on their niche, that is a purpose-built package.

What Vintory gives you for STR owner contacts

Vintory addresses the problem directly. You can filter a market to "STR-verified owners only," or widen to absentee owners for more reach, and pull names, mailing addresses, emails and phones. Because its verification draws on listings as well as permits, it can include rentals in places that have no public register.

Two points are worth understanding before you buy. First, contact coverage is partial, as with every source. The PIPER page says email and phone match rates "typically range from 20–70% depending on market and property type," and that you are charged only for successful matches. Second, the owner is identified from public records, so the name is the owner of record, which can differ from the person who registered to operate the rental.

Vintory pricing as published

The Vintory pricing page, read on October 23, 2026, listed:

  • PIPER Data: $0 a month, pay as you go. Property owner records start at $1.00 each (100 credits), and each email or phone lookup costs $0.10 (10 credits). Includes STR-verified owner search, ZIP code search, on-demand email and phone lookup and CSV export.
  • Campaign plan (the middle tier): $295 a month plus a $995 one-time marketing setup fee, with 2,500 credits a month. Adds postcard design and mailing, landing pages, automated cold email sequences and a campaign dashboard. "Cancel anytime, no contract."
  • Enterprise: custom pricing, with an account manager, multi-market campaigns and custom reports.

Credits cost $0.01 each and are sold in $50 blocks of 5,000. A printed and mailed postcard is 100 credits ($1.00) at standard rate or 110 credits first class. A cold email sending add-on is $150 a month, and strategy consulting is $200 an hour.

How permit-register data differs

A public permit register is the government's own list of homes licensed for short-term rental in a city, county or state. Vintory uses registers as one input among many. Buying the register file directly is a different product with a different shape:

  • Whole files, flat price. A permit file gives you every registered rental in the jurisdiction at once. PermitPulse sells a state for $99 a month or $149 once, with no per-record charge.
  • The source is visible. Each row traces to a named public register and permit number, so you can check it yourself. Our register directory lists every source.
  • Operator name and status. Most registers name the applicant and show whether a permit is active, expired or pending. PermitPulse holds 4,147 pending applications, which can show a homeowner before any listing exists.
  • Contacts only as published. Some registers publish phones and emails on most rows; many publish none. Lead Mining Company does not verify them or append new ones.

The limits cut the other way. A register covers only places that publish one, it misses rentals operating without a permit, and it has no review, booking-site or performance data. It also comes with no campaigns or CRM: it is a file.

When Vintory is the right tool

  • You are a vacation rental manager who wants owner data, postcards, cold email and a CRM from one vendor.
  • You work markets with no public register, or with many unregistered rentals, where listing-based verification is the only way to find them.
  • You want to filter by booking-site presence, review count or host type before you spend.
  • You want to look up the owner behind a single listing while browsing, using the free extension.

When permit data is the right tool

  • You want an entire city or state of registered rentals and would rather pay a flat price than per record.
  • You sell to STR owners but are not a manager: cleaning, insurance, furnishing, photography, maintenance, lending. You need a file for your own CRM, not a manager's campaign suite.
  • Your market's register already publishes contacts. As of October 2026, our Louisiana file had 29,350 records with a phone or email out of 34,063, and Wisconsin had 13,064 out of 13,374.
  • You want to work new filings and pending applications by date (timing guide).

Cost arithmetic for one market

The two products price so differently that a worked comparison helps. Take Louisiana, where most records come from New Orleans registers that publish applicant phones and emails.

  • Permit file: $149 once buys the Louisiana file, 34,063 records as of October 2026, 29,350 of them with a phone or email as published.
  • Vintory pay-as-you-go: at the published starting rate of $1.00 per property owner record, 1,000 records would cost at least $1,000, and email or phone lookups would add up to $0.10 each for successful matches.

This is our arithmetic from the two published price lists, and it is not like for like. Vintory's records include its own STR verification, booking-site signals and a matched owner of record, and its higher plans include campaigns. The permit file is the raw register with what the government published. A manager who wants the campaign machinery may find Vintory's price fair for that. A cleaning company that wants a list for its own outreach may not need it.

Using Vintory and permit data together

For a vacation rental manager, the two can split the work:

  1. Start with the register. Load the permit file for your city into your CRM. It gives you the registered population, filing dates and pending applicants at a flat price.
  2. Use Vintory where the register is silent. In markets with no register, or where you suspect many unregistered rentals, use Vintory's STR-verified search to find homes the register does not show.
  3. Fill contact gaps selectively. Where the register published no phone or email and the owner looks like a good prospect, a $0.10 lookup on the record is a small cost.
  4. Mail first. Every permit row has an address, and mail needs no consent (mail playbook).

To decide how much of each you need, test one market. Take 50 STR-verified owners from a Vintory search and look up each address in the free permit lookup. If most are on the register, the permit file covers that market well and Vintory's value there is mainly its campaigns and contact lookups. If many are missing, the register is thin or enforcement is light, and listing-based verification earns its price.

Whichever source a number comes from, many STR owners are individuals using personal mobiles. Under the TCPA and the National Do Not Call Registry rules, scrub every number against the Registry and state lists, use no autodialers or artificial or prerecorded voices, and do not text without consent. Cold email falls under CAN-SPAM. Our TCPA and DNC guide has the details. This is general information, not legal advice.

Frequently asked questions

Does Vintory use permit data?

Yes, as one input. Its PIPER page says it verifies rentals against county permits, business licenses and municipal STR registrations, along with listing platforms, review sites and booking channels. It also offers permit status as a filter.

How much does Vintory charge per owner?

Its pricing page, read on October 23, 2026, said property owner records start at $1.00 each, and email or phone lookups cost $0.10 each, charged only on successful matches. The PIPER Data plan has no monthly fee. The campaign plan is $295 a month plus a $995 setup fee.

What share of Vintory records have a phone or email?

Vintory's data page says email and phone match rates typically range from 20 to 70 percent depending on market and property type. Permit registers vary too: some publish contacts on nearly every row, many on none.

Is a permit file enough for a property manager?

For registered rentals in markets with a published register, it covers the population and the pending applicants. It does not include unregistered rentals, booking-site data or campaign tools. Many managers will want a register file plus a listing-based tool for the gaps.

Can I use either list for cold calls?

Only within the TCPA, the National Do Not Call Registry rules and state telemarketing laws. Scrub numbers first, avoid autodialers and prerecorded or artificial voices, and get consent before texting. Mail is the lowest-risk first contact.
