Work is remote and the records are public, so where your office sits does not change the build — but which counties publish what absolutely does.

We build custom lead-generation software for Chicago-area companies. Scrapers against public records, pipelines that clean and match what comes back, and delivery into your CRM on a schedule. The Chicago economy is heavy on freight, manufacturing, insurance and food service, and all four generate public filings a sales team can work: carrier registrations, entity filings, permits, licenses and inspection rolls. Those records are not hard to reach. They are hard to keep current, hard to match to a callable contact, and hard to combine across county lines without duplicating half your database.

What clients here usually need is coverage across the collar counties without three different half-broken exports. We write one collector per source, normalize into a single schema, deduplicate across DBA and legal names, verify contact data, and rerun on a cadence that matches how often each source actually changes. You keep the repository and the database. Builds start at $1,500, priced fixed against a written spec before any code is written.

Public sources in Illinois

  • Illinois Secretary of State business entity filings
  • City of Chicago business licenses and open-data portal
  • Cook and collar-county building permits and assessor records
  • FMCSA carrier registrations and Illinois liquor licensing

Coverage is uneven by county and agency. Some publish daily with contact details attached; some publish an address and nothing else. Which of these actually carry your market is the first thing we map — before any code is written or any invoice is sent.

Chicago industries we build for

Freight, trucking and 3PL

Brokers, factoring firms and equipment dealers all buy the same national carrier lists. FMCSA registrations filtered to Illinois and Indiana addresses, joined to entity filings and property records, distinguish operating fleets from single-truck registrations and dormant authorities. That filtering is the difference between a callable list and a dialer graveyard.

Industrial manufacturing and metals

Suppliers selling tooling, automation and MRO have no reliable directory of active shops across the collar counties. Building permits for industrial parcels, county property records and entity filings together identify facilities that are expanding or retooling, which is when capital equipment budgets actually open.

Insurance and risk services

Commercial agencies want businesses at renewal-adjacent moments: a new location, a new vehicle authority, a new license. Public filings publish all three. A pipeline watching entity registrations, carrier authority and county licensing gives producers a timing signal instead of another cold list sorted by SIC code.

Food service and hospitality

Distributors and equipment vendors find new restaurants after opening. City business licenses, Illinois liquor licensing and health-department inspection rolls fire earlier. Software that watches those, treats first inspections as pre-openings and license transfers as ownership changes, gives route reps a pipeline of venues still selecting suppliers.

Construction and building trades

General contractors and subs across Cook, DuPage, Lake and Will counties track permits manually or not at all. A collector per jurisdiction, normalized and joined to assessor ownership and state contractor licensing, produces a project queue filtered by trade, valuation and stage rather than a raw permit dump nobody reads.

Three builds that fit this market

Concrete examples, not a menu. Every real build is scoped to one company's sources and sales motion.

Illinois carrier authority change monitor and alerts

Reads FMCSA carrier registrations on a schedule, filters to Illinois and northwest Indiana operating addresses, and detects new authorities, fleet-size changes and status revocations by diffing against the prior snapshot. Joins each carrier to state entity filings for officer names. Brokers and insurers get an alert the week something changes, not at annual list renewal.

Industrial permit and facility expansion tracker

Collects building and construction permits across Cook and collar-county jurisdictions, filters to industrial and warehouse parcels using assessor property classifications, and resolves owner and contractor for each project. Equipment and MRO sellers get a monthly queue of facilities under buildout, with parcel detail, scope and the contacts responsible for the site.

Liquor and food license pre-opening pipeline

Watches Chicago business licenses, Illinois liquor licensing and county health inspection rolls for first-time records and ownership transfers. Clusters them into one venue record across DBA variations, verifies the address, and appends the operating entity from Secretary of State filings. Route reps get openings and change-of-ownership alerts by neighborhood, weekly.

Chicago questions

Can you cover Cook, DuPage, Lake and Will counties in one system?

Yes. Each county and municipality publishes differently, so we build a collector per source and map them into one schema. Reps then work a consistent record format regardless of jurisdiction. We generally start with the counties carrying most of your revenue, get the pipeline running in production, then add the remaining sources without disturbing what already works.

How current is the data once the pipeline is live?

As current as the source. If a permit feed updates daily, we run daily. If a licensing roll posts weekly, running hourly would just burn requests. We set each collector's cadence to match the source and log every run, so you can see when a record was captured and when its source last changed. Nothing is presented as fresher than it is.

Do you build anything beyond the scraper itself?

Usually. A scraper alone is half a system. Most builds include deduplication, address and contact verification, enrichment from a second source, a scheduler with failure alerts, and delivery into your CRM or warehouse. Some clients also want a simple dashboard for territory assignment. We scope those pieces explicitly so you are not surprised by what the price covers.
