Custom lead generation software / Tampa
Custom lead generation software development in Tampa
Tampa Bay's best signals come from state licence boards and county records — we build the engines that read them daily.
Tampa build sheet
Work is remote and the records are public, so where your office sits does not change the build — but which counties publish what absolutely does.
Tampa Bay covers four counties and a lot of jurisdictional seams. A contractor licensed through the state, a business tax receipt from Hillsborough County, a permit filed in St. Petersburg and a marine facility record in Pinellas all describe the same commercial activity from different angles. We write software that collects across those seams and produces one clean record, so your sales team is not reconciling spreadsheets by hand.
Our builds are custom. We scope which sources matter for your offer, write collectors against each, build the normalisation and dedupe layer, add verification and enrichment where it earns its keep, and deliver into your CRM on a schedule. Runs are monitored. Schema changes at the source get fixed. Builds start at $1,500 and price out from the number of sources and the delivery requirements. You own the repository, the pipeline and every row it produces.
Public sources in Florida
- Florida Division of Corporations entity filings
- Florida DBPR professional and contractor licences
- Hillsborough and Pinellas county business tax receipts
- County building permits and property records
Coverage is uneven by county and agency. Some publish daily with contact details attached; some publish an address and nothing else. Which of these actually carry your market is the first thing we map — before any code is written or any invoice is sent.
Tampa industries we build for
Healthcare and medical services
Practice ownership, locations and practitioner rosters change often across the Bay area. Vendors and staffing firms need current data, not a snapshot from last year. State professional licensing records combined with entity filings show new practices, relocations and principal changes as they are recorded.
Marine and boating trades
Yards, dealers, marinas and service outfits are spread from Clearwater to Bradenton with no single directory that stays current. County business tax receipts, marine facility permits and entity registrations together cover the trade. Software joins them and flags new operators and facility work.
Insurance and risk services
Agencies and carriers here sell to commercial property owners whose exposure changes with construction and ownership. County property records and building permits show new construction, roof work and improvements. A pipeline watching both gives producers a reason to call at the moment the risk profile shifts.
Logistics and distribution
Port-adjacent freight and warehousing brings a steady turnover of carriers and operators. FMCSA registrations show new authority and address changes. Joined to industrial permits and entity filings, software identifies operators expanding into the Bay before they appear on directory sites.
Professional and B2B services
Accounting, legal and consulting firms sell to businesses in their first years, which is exactly when those businesses are visible in public filings. New entity registrations and county business tax receipts mark the window. Software surfaces them weekly with the registered agent and address resolved.
Three builds that fit this market
Concrete examples, not a menu. Every real build is scoped to one company's sources and sales motion.
Florida DBPR licence monitor with change history
A crawler tracks Florida DBPR licence records in the categories you sell to, capturing issuance, status changes, qualifier updates and address moves. Each licensee is matched to state entity registrations for corporate detail. The system stores a full change history so a rep can see whether a firm is new, growing or lapsing. Delivered as a daily change feed into your CRM with source links on every record.
Four-county permit and property signal pipeline
Collectors run against permit systems in Hillsborough, Pinellas, Pasco and Manatee, joined to county property and assessor records by parcel. The pipeline links each permit to the owning entity, filters by permit type and valuation band, and dedupes repeat filings on the same parcel. Output is one row per property event with owner, contractor and permit detail resolved.
New business registration feed with owner resolution
We collect new entity filings from the state and county business tax receipts across the Bay, then resolve name variants and shared addresses to identify the real operating business behind multiple registrations. Contact fields are verified before delivery. The feed lands in your CRM weekly with duplicates suppressed against your existing accounts and a dashboard showing volume by county and category.

Can you pull permits from more than one county in Tampa Bay?
Yes. We build a separate collector for each county or city system and normalise the output into one schema, so a Pasco permit and a Pinellas permit have the same fields in your database. Coverage is a scoping decision. Most clients start with two counties and add the others once the pipeline is proven on real records.
What happens when a county changes its website?
Collectors break when sources change their markup or endpoints. That is normal. Our builds include monitoring that alerts on a failed or empty run instead of quietly delivering nothing. If you keep us on maintenance we fix the collector. If you take the code in-house, the structure is documented so your developer can repair it without rewriting the pipeline.
Will this integrate with the CRM we already use?
That is the normal delivery method. We write to your CRM through its API, creating or updating records and suppressing anything that matches an existing account or open opportunity. If you would rather have a database and a dashboard, or a scheduled file drop, we build that instead. The delivery target is decided during scoping, before any collector is written.
