Short-term rental rules across Massachusetts

In Cambridge, an operator who lives in the unit may rent up to three legal bedrooms as an operator-occupied short-term rental. [1] For a Cambridge owner-adjacent short-term rental, the operator must live as a primary resident in a unit next to the rental unit. [1] A Cambridge owner-adjacent rental may only be rented as a whole unit, not by the bedroom. [1] Boston's local room occupancy excise applies to short-term rental units as well as hotels and motels. On top of the local tax, Massachusetts collects a 5.7% state room occupancy excise (plus a 2.75% convention center fee in Boston).
