Custom lead generation software / Commercial Real Estate
Custom lead generation software for commercial real estate
Ownership, tenancy and permit activity are all public. Software that joins them tells you who is about to move.
Sources this runs on
- County property and assessor records
- Secretary of State entity registrations
- Commercial building permits
- Municipal open-data portals
Mapped for your states and counties before development starts — what each body publishes, how often, and whether contact detail is attached.
CRE is a data business that mostly runs on subscriptions somebody else designed. The big platforms are good at what they cover and expensive everywhere else, and the moment your thesis is unusual — a specific building class in three counties, owners approaching a maturity, tenants outgrowing a footprint — you are back to manual research.
The underlying records are public. Assessor rolls carry ownership. Entity registers connect LLCs to their agents and principals. Permits show what is being changed. Joining those three is a build, not a subscription.
The commercial terms
What breaks in this industry
Platform coverage stops at the metro edge
Secondary and tertiary markets are exactly where the margin is and exactly where the big datasets thin out.
LLC ownership hides the human
A parcel owned by a numbered LLC is a dead end until the entity register is joined to it.
Signals arrive too late
By the time a listing is public, the conversation that mattered happened months ago.
Manual research does not scale
One analyst can chase a hundred parcels. Software can watch fifty thousand.
Three builds that fix it
Owner-entity resolution engine
Joins county assessor parcel records to state entity registrations, resolving LLC owners to registered agents, principals and mailing addresses. Output is a parcel database where the ownership column contains a person you can actually reach.
Tenant-improvement and expansion watcher
Monitors commercial building permits and certificate-of-occupancy filings across your markets. Fit-out permits, expansions and change-of-use filings each flag a business whose space needs just changed.
Portfolio and multi-parcel detector
Groups parcels by resolved owner to surface everyone holding more than a set number of properties in your territory, ranked by holding period and assessed activity — the owner list most worth a call.
The public sources behind it
Mapped for your states and counties before development starts — what each one publishes, how often, and what contact detail is attached.
Coverage is uneven by jurisdiction, and that is the first thing we tell you. If the records your build depends on are thin where you sell, you hear it in the source map — before you have paid for development.
Questions
How complete is county-level ownership data?
It varies by county more than any other data type we work with. Some publish full parcel rolls as bulk downloads updated weekly; some publish a search form and nothing else; a few sell it. We map the counties you care about first and tell you which are workable, which are expensive and which are not worth it.
Can you match parcels to actual people?
Where the public record supports it, yes — the assessor gives the owning entity, the state register gives that entity's agent, principals and address. Where the chain runs into an out-of-state holding company, it stops, and we mark it as unresolved rather than guessing.
Does this replace CoStar?
No. Those platforms carry things public records do not, including lease comps. A build covers the gaps: your specific markets, your specific thesis, and the joins nobody sells.
