The Key West file in numbers

Key West is the 29th-largest of the 80 Florida cities with their own page here, and its 375 records make up 0.7% of everything we hold for the state.

83% of Key West records list a phone, 9 points above the Florida average of 74%. None of the Key West licenses carry an email, which is normal for the DBPR file; plan on phone and mail.

The Key West file is close to an even split, with 192 dwelling licenses (DWEL) and 182 condominium licenses (CNDO); statewide, houses are 70% of licenses.

ZIP 33040 alone holds 369 records, 99% of the Key West file; the other 5 records are scattered across 2 more ZIP codes. Phone coverage in 33040 is 83%.

89 of the Key West records (24%) carry a name that appears on two or more different Florida property addresses, above the state figure of 11%. 22 sit under names with ten or more properties, which in practice means management companies and larger investors; the biggest single name holds 38 Florida addresses.

The DBPR file does not carry a filing date for the Key West licenses, so this page does not split them by year.

The register spells the city 2 ways ("Key West" and "Key West"); they are merged here. 1 row that names Key West but carries a ZIP code outside Florida, or comes from a source whose city column is the owner's home town, is left out of these counts.

A practical order for Key West: start with ZIP 33040 (369 records, 83% with a phone), then 33041 (4); together they cover 100% of the city file. Pull the 89 records under multi-property names into their own list before you call, so one conversation covers every Key West property that name holds.

What the Key West file does not give you: email addresses and filing dates. The workaround: the export's first-seen date shows when each Key West record entered our database, which stands in for a filing date.
