PermitPulse holds 275,665 short-term-rental permit and license records across 26 states, 111,698 of them with a phone or email from the public record. For a vacation rental manager or co-host, that is every licensed owner in the towns you cover, with enough detail to tell an individual owner from a name that already holds a portfolio.

What the data lets you do

Size a territory before you spend on it

Count the licensed rentals in each town you could service and compare that with what you manage today. Each city page shows the record count, the ZIP codes they sit in and how many carry a phone, so you know whether a new area holds a hundred and fifty rentals or two thousand.

Separate individual owners from portfolios

Where the register publishes the owner or licensee name, we count how many different property addresses each name appears on. A name on one address is most often an individual owner; a name on dozens is a management company or a large investor. The individual owners are the ones you pitch.

Reach owners directly

Florida, Wisconsin, New Orleans, San Diego, Scottsdale and Louisville publish a phone on most records. Texas, Nashville and Seattle do not, but every record there still carries the property address, which is what a mail piece or a skip-trace starts from.

Time outreach to new permits

New Orleans, Chicago, Louisville and Columbus publish fresh applications and registrations with dates. An owner who filed last month may not have chosen a manager yet.

Single-property names are records whose owner or licensee name appears on only one property address in that state's file. City files without published names are left out. Live counts as of 2026-10-08.

What the data does not tell you

The register does not say who manages a property today. A single-property owner may already work with a manager under a contract the permit never mentions, and a company's name on a license means it holds the license, not that it manages every home it touches. Treat the name counts as a first filter, not a verdict.

Compliance

Many phones in permit records are the licensee's personal mobile. Scrub against the National Do Not Call Registry before you call, follow the TCPA's rules for autodialed and prerecorded calls and texts, and keep email to CAN-SPAM. Public availability is not consent. Read the compliance guide.

Can I tell which owners already use a property manager?
Not directly. Registers publish who holds the permit, not who manages the home. What you can see is when one name holds many properties, which usually means a company; each city page shows that share for its town.
Which states give me phone numbers?
Florida, Wisconsin, Louisiana (New Orleans), San Diego, Scottsdale, Savannah, Louisville and Minneapolis publish a phone or email on most records. Texas, Nashville, Seattle and the Colorado registers mostly do not.
How do I get only the towns I serve?
Subscribe to the state plan and filter the export by city. Every row carries the ZIP code, so you can trim further in a spreadsheet. Or buy the whole state once for $149 and filter it yourself.
