Property-management and revenue-management software is bought by operators who run several units, and permit registers show those operators by name. Across the city files outside Texas, 861 records sit under names that hold ten or more properties in their state, and Florida's largest single licensee name appears on 86 property addresses.

What the data lets you do
Size each market by operator
City pages count the records held by names with two, and with ten or more, properties. That is the base for software sold to operators rather than to single hosts.
Separate small operators from large ones
Names on two to nine properties are small operators, a different sale from management companies with dozens of units.
Plan sales territories
State and city pages give record counts, phone coverage and ZIP clusters, so territories can be drawn by the number of operators in them.
Track new operators
Registers with filing dates show new operators each month, the ones choosing their tools now.

Records whose name appears on ten or more property addresses in that state's file. Texas is left out because the large names on its hotel-tax roll include hotel chains. Live counts as of 2026-10-08.
What the data does not tell you
Names are grouped as the register prints them. The same company can appear under slightly different spellings, and one owner can hold permits through several LLCs, so the counts are a floor, not an exact portfolio size. Nothing in the data shows which software an operator uses.
Compliance
Business-to-business email still falls under CAN-SPAM, and calls or texts to an operator's mobile fall under the TCPA. Public availability is not consent. Read the compliance guide.
