What the data lets you do
Filter to recent filings
Subscribers can limit an export to permits dated on or after a day they choose, so a monthly pull shows only what is new.
Work pending applications
New Orleans publishes applications before they are granted; 3,538 Louisiana records were pending as of 2026-10-08. An applicant is planning a rental right now.
Match the property type
Nashville separates owner-occupied permits from investor permits, and Florida separates condos from houses. A whole-home investor buys a different package from a homeowner renting a room.
Know which markets date their permits
Texas, Nashville, New Orleans, Chicago, Louisville and Columbus date their permits. Florida's and Wisconsin's license files mostly do not, so there the export's first-seen date stands in.

What the data does not tell you
A filing date is whatever date the register attaches to a permit, an application date in some cities and an issue date in others. It does not tell you whether the property is already furnished.
Compliance
Sales calls and texts to new permit holders fall under the TCPA and Do Not Call rules, and many of these numbers are personal mobiles. Email falls under CAN-SPAM. Public availability is not consent. Read the compliance guide.
